Tel Aviv-Yafo is small enough to cross by bike, but the neighborhoods feel very different. Here is how I would think about them, using what the city, Nefesh B'Nefesh and others actually publish. I say plainly where I could not find a source.
How the city is divided
The city has four quarters: North (across the Yarkon, about 123,000 people), Center (about 170,000), Jaffa and the South (about 85,000) and East (about 82,000), by estimates from around 2021 (Wikipedia (opens in a new tab)). When Nefesh B'Nefesh is asked which neighborhoods are popular with olim, its answer is "Everywhere!", and it notes a large English-speaking population spread across the city (Nefesh B'Nefesh (opens in a new tab)).
For the average rent, a ynet review put Tel Aviv at 7,351 NIS a month in the first quarter of 2026, up 3.2% on a year earlier (Ynetnews (opens in a new tab)). More in Renting and buying in Tel Aviv.
Old North (HaTzafon HaYashan) and the Port
Easy Aliyah describes the Old North, from the Yarkon south along the northern parts of Dizengoff and Ben Yehuda, as where many Anglo families with children concentrate, with tree-lined streets, Bauhaus buildings and family rentals of 10,000 to 15,000 NIS a month or more (Easy Aliyah (opens in a new tab)). Two Modern Orthodox shuls that welcome English speakers are on Ben Yehuda Street: the North Central Synagogue at number 126 and Ichud Shivat Zion at number 86 (Nefesh B'Nefesh (opens in a new tab)). The same source lists Yakar at 6 Yericho Street and the Goren Shul at 20 Modigliani Street. Easy Aliyah describes the port area and northern beachfront as new towers at the high end of the market (Easy Aliyah (opens in a new tab)).
City center (Lev Ha'ir), Rothschild and Dizengoff
Easy Aliyah describes Rothschild Boulevard and the business district as busy and professional on weekdays and lively in the evenings (Easy Aliyah (opens in a new tab)). The Tel Aviv International Synagogue at Frishman 23 holds services in English and Hebrew (Secret Tel Aviv (opens in a new tab)), and Chabad on the Coast, which describes itself as the first English-speaking Chabad House in central Tel Aviv, is at 18 Bar Kochba Street (Nefesh B'Nefesh (opens in a new tab)). This is also the White City, the area of about 4,000 International Style buildings that UNESCO listed in 2003 (Tel Aviv-Yafo Municipality (opens in a new tab)).
Neve Tzedek, Kerem HaTeimanim and Florentin
Easy Aliyah calls Neve Tzedek the city's oldest neighborhood, now restored, with prices among the highest in the country. It describes Florentin as younger, with artists, students and young professionals, and the place where some young Anglos rent their first apartment (Easy Aliyah (opens in a new tab)). Kerem HaTeimanim ("Yemenites' Vineyard") sits next to the Carmel Market (Wikipedia (opens in a new tab)).
Jaffa
Jaffa includes Old Jaffa, Ajami, Jaffa D (Yafo Dalet) and Givat Aliyah (Wikipedia (opens in a new tab)). It has an English-language private school, Tabeetha School at 21 Yefet Street, run by the Church of Scotland and open to children of all faiths (Tabeetha School (opens in a new tab)), and the Reform congregation Mishkenot Ruth Daniel at 47 Jerusalem Boulevard (Secret Tel Aviv (opens in a new tab)).
Ramat Aviv and the university
Ramat Aviv (Aleph, Gimmel and HaHadasha) sits next to the Tel Aviv University and museum campuses (Wikipedia (opens in a new tab)). Two Masorti congregations meet here: the Kehila at 12 Daniel Moritz Street and Kehilat Tiferet Shalom at 26 Tagore Street (Nefesh B'Nefesh (opens in a new tab)). ESRA's Ramat Aviv branch runs activities together with the municipality (ESRA (opens in a new tab)).
The east and south
The East quarter includes Tzahala, Ramat HaHayal, Neve Sharet, Yad Eliyahu, Bitzaron and Ramat Israel; the south includes Shapira, Neve Sha'anan, Kiryat Shalom and HaTikva (Wikipedia (opens in a new tab)). Easy Aliyah says few Anglos choose the areas around the Central Bus Station, though some do for lower rents (Easy Aliyah (opens in a new tab)). I did not find an English-language source on Bavli, the New North or Lamed that I would quote.
French, Russian and religious families
- French speakers: Secret Tel Aviv lists Rosh Yehudi at 54 Bar Kochba, Neve Shechter at Chelouche 42 in Neve Tzedek, and Bet Knesset Yechezkel at Arnon 2 as shuls popular with French olim (Secret Tel Aviv (opens in a new tab)). The city has French-speaking olim coordinators and a French olim WhatsApp group (Tel Aviv-Yafo Municipality (opens in a new tab)).
- Russian speakers: The city has Russian-speaking coordinators, a Facebook page and a Telegram channel (Tel Aviv-Yafo Municipality (opens in a new tab)). I could not find a published source on which neighborhoods they choose.
- Religious families: Easy Aliyah says religious Anglo families often choose neighboring Givatayim or Ramat Gan (Easy Aliyah (opens in a new tab)). Nefesh B'Nefesh publishes maps of Tel Aviv's state, state-religious and Haredi schools, which show where religious families can find schools (Nefesh B'Nefesh (opens in a new tab)).
Before you sign anything, walk the street at night and on Shabbat, and check the school assignment for the exact address (see Schools and gans in Tel Aviv).
