Tel Aviv is the most expensive city in Israel to rent in. Here is what the numbers say and the rules I would know before signing.

What rent costs

  • A ynet review put the average Tel Aviv rent at 7,351 NIS a month in January to March 2026, up 3.2% on a year earlier; 4.5 to 6-room apartments averaged 11,220 NIS (Ynetnews (opens in a new tab)).
  • Easy Aliyah gives family rentals in the Old North at 10,000 to 15,000 NIS a month or more (Easy Aliyah (opens in a new tab)).
  • Two 3-room Old North listings on Madlan in October 2026 asked 9,499 NIS and 11,500 NIS a month. These are single listings, not averages (Times of Israel (opens in a new tab)).

Where apartments are listed

Nefesh B'Nefesh points to Yad2 and Madlan for rentals and sales, and publishes English guides to both sites (Nefesh B'Nefesh (opens in a new tab)). Our realty directory lists agents we have checked.

The city's model lease

The municipality drafted a recommended lease in plain language and revised it after the Fair Rental Law passed; Yad2 lists apartments whose landlords are willing to sign it (Tel Aviv-Yafo Municipality (opens in a new tab)). For a legal check, the same page points to Mazeh 9, which offers low-cost consultations with a lawyer: 70 NIS, or 49 NIS for DigiTel members (Tel Aviv-Yafo Municipality (opens in a new tab)).

Fair Rental Law basics

  • Guarantees: For guarantees that cost the tenant money (such as a bank guarantee), the landlord can ask for no more than a third of the rent for the whole lease or three months' rent, whichever is lower. The landlord must return it within 60 days of the later of the day you hand back the apartment or the day your debts under the lease are paid (Kol Zchut (opens in a new tab)).
  • Repairs: The landlord has 30 days to fix defects from normal use and 3 days for urgent ones, such as a burst pipe (Barnea (opens in a new tab)).
  • Broker fees: If the landlord hired the agent, the landlord pays the fee (Barnea (opens in a new tab)).
  • Minimum standards: The apartment must have electricity, water, a sewage connection, ventilation, proper lighting and a lockable front door (Barnea (opens in a new tab)).
  • What's excluded: The law doesn't cover rents above 20,000 NIS a month, leases of three months or less, holiday rentals or student dorms, among others (Barnea (opens in a new tab)).

The tenant normally pays utilities, arnona and the building committee fee (Barnea (opens in a new tab)). A tenant with a lease of 12 months or more can become the arnona holder (Tel Aviv-Yafo Municipality (opens in a new tab)), which you need for the olim discount (see Your first week in Tel Aviv) and for online school registration.

Buying

Average home prices in Tel Aviv were 1.9% lower in July and August 2026 than a year earlier, according to Central Bureau of Statistics figures reported by the Times of Israel (Times of Israel (opens in a new tab)). Easy Aliyah says family apartments in the Old North can cost more than 4 million NIS (Easy Aliyah (opens in a new tab)).

Olim get a reduced purchase tax on a home. Under the track amended in 2024, using 2024 figures, the first 1,978,745 NIS is exempt, the next band up to about 6 million NIS is taxed at 0.5%, normal first-home rates apply above that, and homes over 20 million NIS get no benefit (Barnea (opens in a new tab)). The benefit applies from one year before your first entry as an oleh to seven years after it (Barnea (opens in a new tab)). The bands are updated every year, so ask your lawyer for the current figures. Our professional directory lists English-speaking lawyers.
